KSNA / SNA runway has 5701 ft in length = 1737.66 meters . I think it is correctly stated in AS

Correct. This is why many airlines used to fly the 757-200 with RR engines there. A 737-700NG can do it in real life now which made the 757-200 too much aircraft. This comes up on Airliners.net from what I can tell with frequency.
It is a hot, high, and short airport. Not the best for some of the more "efficient" aircraft.

I also think there has to be an upgrade. Real world schedule shows regular 320/737 flights out of KSNA but in AS you can fly in 108 passengers on a 737. I’m sure airlines wouldn’t use these kind of aircrafts if they were that heavy payload restricted.

That's exactly what I'm getting at. My home airport is KSNA and from my flights there, 100% load factors can be achieved.

As yukawa said... performance system. Not possible now. Once various engine types and performance based sytsem is implemented, you can order SFP kits and fly full loads 737 or A320 into SNA.
P.S. You can still fly full loads now ... just put in better seats
